Designed as a dense urban infill project, Building 115 maximizes a small footprint to combine commercial space and a tailored residential unit.
Building 115 is a solution to housing in a dense urban core area. Located in Seattle’s Fremont neighborhood, the 2,640-square-foot mixed-use building includes 1 retail space, 2 commercial offices, and 1 residential unit. Client’s needs for the project included: living space, working space, and income from the development. Bringing the past forward meant addressing the historical uses of the industrial buffer zone, current commercial activity of the arterial street, and future integration of housing into the urban fabric. Site efficiency is achieved by maxing out the building footprint and building up with a 3-story structure. Efficient open planning of the 800-square-foot caretaker unit allows the client to live comfortably in a space tailored to his needs.
